Title re-establishment surveys
A title re-establishment survey is commonly required when purchasing new property, building extensions, preceding building set-outs, assisting with fencing disputes or designing a new development. Victorian legislation requires all title re-establishment surveys must be conducted by a practising licensed surveyor.
ALL Spatial will provide you with a clear and accurate understanding of your title boundaries and any encumbrances that may exist on title. ALL Spatial will ensure your property boundaries are correctly defined by using relevant historical data. We provide our clients with signed plans that can be used as legal documents admissible in Victorian Law Courts.
Site context plans
Also known as site analysis surveys, site context plans are required to support town planning applications to gain approval for land developments in Victoria. Our surveys display abutting features and property information within nine metres of your proposed development site. The survey includes, but is not limited to, features such as window locations, gutters, eave and ridge heights, kerbs, significant trees, significant surrounding features, type and height of boundary fences or walls.
At your request, we can extend the survey to locate the setbacks of other buildings to meet council planning requirements. Our detailed plans are attractive and informative, which provides town planners and architects with the information they require to prepare successful planning applications for your project.
Feature and level surveys
Feature and level surveys are required when a professional, such as an architect or engineer requests topographical information for design purposes. ALL Spatial’s feature and level surveys are consistent with the Australian Height Datum (AHD) and the survey rotated onto Map Grid Australia (MGA2020) bearing datum and coordinates.

Building and land subdivisions
Subdivision of property allows you to create individual parcels of land or buildings for separate sales. ALL Spatial have experience in a wide range of land development and subdivision projects, including land subdivisions, unit developments and multi-lot building subdivisions.
We work with commercial, industrial and residential clients to provide land surveying services for subdivision. Each subdivision project is unique. Adverse possession claims
A successful claim for adverse possession may be possible if you have exclusively occupied abutting land for 15 consecutive years or more. Occupying land beyond the dimensions shown on your title may arise from boundary fencing and buildings being constructed off alignment.
If you are looking to make a claim of adverse possession, you will be required to engage the services of a licensed surveyor to prepare supporting documentation. We understand Victorian law concerning possessory claims and have the expertise to provide the necessary documentation to support your claim.
Residential and commercial building sets outs can often carry risk when dealing with complex designs or challenging site conditions such as a sloping grade. If any design is close or on a title boundary, a title re-establishment survey should be undertaken before any design to prevent any encroachments into abutting property.
